Another Mixed Use Project Approved For Long Branch's West End

LONG BRANCH: A new mixed use project has been approved for the city's West End area.

The Long Branch Planning Board approved a plan by 180 Brighton Avenue Associates, LLC to build 24 apartments and 5,000 square feet of commercial space along Brighton Avenue. The first floor will have retail space and 24, 1-bedroom apartments will be built on three floors above it.

The property is located across from Family Pharmacy and is currently occupied by the former Long Branch Post Office (which moved down the street a few years ago) and a two-story office building. Sabor Do Brasil is located just to the west.

The plan was approved by planning board on Jan. 16 and included site plan approval and variances. The maximum building height allowed in the C-3 West End Overlay District is 35 feet and 3 stories while the applicant was proposing a building height of 38 feet and 4 stories. A parking variance was also necessary as 71 parking spaces are required and only 51 have been proposed. The spaces will be located in the rear parking lot.

The C-3 West End Overlay District permits both institutional and residential uses on the second floor of retail buildings, so a use variance was not required.

180 Brighton Avenue Associates is a subsidiary of Legacy Management Group, a real estate management company located in Long Branch which is owned and operated by the Brockriede Family.

The project is one of many in the West End area including a new building for the Bagel Guys Deli, a religious mixed use project by Chabad of the Shore, a mixed use project in the area damaged by a 2012 fire and the New Jersey Repertory project at the former West End School.
