Commercial/Retail Project Planned For Long Branch's Third Avenue

A developer if proposing to build a mixed use project on the corner of Third and Pavilion Avenue in Long Branch.

The developer, DKD Investments, LLC, will be appearing before the Long Branch Planning Board on April 19 at 7 p.m. to present the project for site plan approval.

The plan includes approximately 3,100 square feet of commercial space on the first floor and 46 multi-family residential units on the second floor, according to a public notice.

The developer will ask the board to waive the affordable housing requirement for the residential units.

The project would be located in the city's Transit Village Zone. A Transit Village allows a dense area of mixed-use residential and commercial development focused around the train station. Currently, parts of the area are zoned for lower-density commercial and residential uses.

The city is hoping to for the area to be officially designated as a Transit Village Zone by the New Jersey Department of Transportation, which could help lead to funding to further improve the area.
