SEABRIGHT: After a delay following the developer's decision to alter the plans, an application to renovate the old Sea Bright Public School into an apartment building will be before the Sea Bright Planning Board in March.
The developer, River Street Realty, LLC, first appeared before the board in February, 2015 and presented plans to turn the existing 3.5-story building into a 12-unit apartment building located at 4 River St.
River Street Realty is now proposing to build five stories with 13 units. The renovated building height would be just over 47 feet, so the board would have to grant a variance because only the maximum building height in the area is 35 feet.
Several other use variances will be requested for lot depth, side and rear yard setbacks, and lot coverage.
The ordinance also requires a 15-foot buffer between the property and abutting residential districts, but the applicant is not proposing a buffer. It also prohibits the storage of vehicles in any of the yard setbacks, but River Street Realty is proposing to park vehicles on the front yard setback of South Street and River Street.
The application will be heard by the board on March 22 at 7:30 p.m. at Sea Bright Borough Hall, 1167 Ocean Ave.
The school was built in the late 1800s and was used by grades K-6 before it closed in the 1970s.
In 1980, the Sea Bright Board of Education sold the school to Ingol Media Service for $125,000. It was then sold to Fondeur Bridges Properties Inc in 1988 for $600,000 before being sold again in 1995 to Aldo J. Frustacci, who represents River Realty, LLC, for $100,000.
Since the original transaction in 1980, no renovations have been made to the building.
According to current tax records, the total assessed value of the property is $387,800.
